Finding a home online is easy. Knowing which ones are actually worth pursuing requires local knowledge and the kind of context that does not show up in the photos.

Days on market matters more than the price

A home sitting 60 or more days in this market is telling you something. Either the price is off, there is a condition issue, or both. Do not assume it is a deal without asking why it is still available.

Automated estimates are rarely accurate locally

Zillow and Redfin valuations do not account for neighborhood nuance, recent local patterns, or actual condition. A home priced at the estimate might be overpriced, or it might be a bargain. Local context is what makes the difference.

The photos will not tell you what the inspection will

Beautiful listing photos can hide deferred maintenance, drainage problems, and foundation concerns. Before you get emotionally attached, get inside the home in person and plan for a real inspection.

Location within a community matters as much as the community

Two homes listed in the same city can be in completely different market positions. School district boundaries, proximity to water, neighborhood character, and walkability all affect value in ways a zip code will not show you.

Waterfront pricing is hyperlocal
